Quantity Surveyor MPF

  • Coordinate with the Project Manager, Designer, Commercial Manager, and other Quantity Surveyors to ensure all necessary tasks are completed by the QS Team.
  • Lead and manage the Project QS Team, guiding them through all required
    tasks.
  • Develop strategies, monitor progress, and scrutinize the work of the Project QS Team to ensure quality and efficiency.
  • Prepare and deliver commercial reports as needed.
  • Develop and maintain cost plans at various stages of the project.
  • Act on behalf of the QS Team in the absence of the Commercial Manager.
  • Report to and coordinate closely with the Project Manager, Commercial Manager, and Designer on QS-related concerns.
  • Create and maintain a comprehensive cost database for all trades.
  • Oversee and manage all aspects of the Project QS Team’s activities.
  • Review plans and specifications, addressing design-related queries to ensure accurate cost estimates.
  • Conduct quantity take-offs as needed by the Project QS Team.
  • Prepare detailed bills of quantities.
  • Assess billings, contractor proposals, change orders, and other constructionrelated claims.
  • Perform site visits and reconcile evaluated proposals and billings as necessary.
  • Develop cost estimates for project evaluation and comparison.
  • Complete evaluations of commercial bids.
  • Update the material/equipment cost database on a quarterly basis.
  • Collaborate with Site Managers, Engineers, Consultants, and Suppliers to ensure smooth project execution.
  • Undertake other related duties and responsibilities as assigned by the company.

Quantity Assurance and Quality Control – CSA

  • Monitor and administer the QA/QC Plan, programme, and procedures to ensure that all materials used in construction projects comply with plans and specifications.
  • Ensure that work is performed according to contract requirements and meets or exceeds the required quality standards.
  • Oversee the quality of materials, processes, and workmanship throughout the project.
  • Assist Package Managers, Senior Project Manager, Construction Manager, and/or Quality Assurance and Quality Control Engineer with CSA/Fitout activities, including concrete pouring inspections and prerequisite tasks such as steel reinforcement checking, batching plant inspections, and slump tests, in accordance with approved construction drawings and technical submissions.
  • Prepare non-compliance reports for works that do not adhere to materials and methodology approvals or quality standards, and monitor and implement mitigation plans to address these issues.
  • Issue materials receiving reports for delivered materials.
  • Interface with other package managers or QA/QC officers to align scopes and contractor work.
  • Oversee concreting works in the presence of the Contractor’s Engineer(s), PM, or CM, including inspections of rebars, formworks, slump tests, and sample cylinder preparation for compressive testing.
  • Check finishing work in the presence of the Engineer or Consultant, including block, plaster, painting, tiling, ceiling works, lighting, and MEPF embedded works, and oversee setting out and specialty finishing preparations.
  • Maintain safety standards and comply with the Company’s Health, Safety, and Environment Management System requirements.
  • Ensure that benchmarks for structural and/or architectural works are set,
    followed, and implemented across the project.
  • Conduct proactive site inspections and monitoring of contractor work, material deliveries, and maintain up-to-date inspection trackers and key plans.
  • Interact proactively with contractors to address non-conforming works and ensure system compliance.
  • Adhere to and maintain Company Quality System standards, forms, and procedures.
  • Perform other related duties as necessary.

Package Manager Fit Out

  • Conduct in-depth analysis of programme and contractor deliverables for Archi/Fitout, Acoustics, and Landscape works.
  • Oversee and manage construction progress, site management, and alignment of various contract package interfaces, including GenCon, Civil, Infrastructure, Architectural Works, MEPFS, and FF&E.
  • Handle procurement and commercial management as needed, including selection and tendering procedures for Archi/Fitout, Landscape, Hardscape, and Acoustics works. Ensure compliance with procurement strategies established by PM and Client, including OSM quality checks and reviews.
  • Analyze survey reports, maps, drawings, blueprints, photographic reports, and other topographical or geologic data for project planning.
  • Witness and review materials tests, facilitate design coordination, and communicate with necessary parties. Perform risk analysis and mitigation for Design vs. actual site conditions for Archi/Fitout and Landscape & Hardscape works.
  • Provide risk analysis and mitigation recommendations, track programmes, and monitor client directions for Archi/Fitout and Landscape & Hardscape works.
  • Facilitate and/or lead weekly coordination meetings with package contractors and stakeholders. Resolve critical conflicts or issues, document meeting minutes, and coordinate updates with stakeholders.
  • Oversee construction quality management, direct quality control, and collaborate with contractors’ Construction Managers and other stakeholders.
  • Conduct regular daily site visits, including client site inspections, offsite
    inspections, QA/QC inspections, safety inspections, and other necessary
    inspections.
  • Perform any additional tasks or duties related to construction management as
    required.
  • Prepare and maintain consistent up-to-date reports and red-lining documentation on construction progress, quality, and safety. Collaborate with Sr. – Construction Manager and Sr. Project Manager for daily coordination and
    report generation.
  • Respond efficiently and effectively to work delays, emergencies, and project disruptions in accordance with company procedures. Manage, organize, and coordinate package contractors to execute work according to the programme, design documents, specifications, and contract payments.
  • Coordinate testing, commissioning, and handover, and manage the interface between contract package contractors, suppliers, and vendors.
  • Ensure full implementation of PM-CM System, including risk assessment, method statements analysis, concrete pouring requests, inspection work
    requests, permits, job hazard analysis, and other pertinent pre-requisite construction documentation.
  • Align and collaborate on interfacing structural, architectural, and MEPFS works from trade contractors.
  • Manage site safety as necessary and collaborate with the safety management
    team.
  • Attend design and construction coordination meetings and coordinate with design consultants for approvals or clarifications needed to proceed with works.
  • Monitor contractors’ daily, weekly, and monthly reports and deliverables.

Project Team Lead

  • Drive the attainment of T1’s project scope and objectives.
  • Follow up, remind, and provide updates to stakeholders, vendors, or suppliers on their assigned tasks, communicating expected deliverables as instructed by
    the Project Lead to achieve objectives effectively and efficiently.
  • Assist in monitoring progress and making adjustments as needed by the Project Lead.
  • Update and track project forms, monitor data, maintain databases, and keep
    records.
  • Utilize industry best practices, techniques, and standards throughout the entire project execution.
  • Report to the Project Lead and perform administrative duties such as typing,
    formatting, and editing reports, documents, and presentations.

Safety Manager

  • Conduct safety meetings, audits, and inspections to ensure compliance, evaluate performance, and identify corrective actions.
  • Conduct and supervise facility and site inspections, job hazard analyses, and other evaluations to identify hazards and potential risks.
  • Oversee the safety performance of all contractors, ensuring all work complies with safety requirements.
  • Monitor the delivery and use of materials, tools, and equipment, and ensure worker productivity and safety in construction.
  • Review job schedules, cost breakdowns, and report variances.
  • Prevent hazards and maintain safety practices for all personnel on the job site.
  • Monitor construction site activities, organize them into logical steps, and budget time to meet established deadlines.
  • Manage mobilization for efficiency, including the proper layout of staging areas, trailers, and site.
  • Attend pre-construction and construction meetings.
  • Conduct post-accident investigations and recommend changes to equipment, processes, and other safety-related issues to correct unsafe conditions.
  • Perform additional duties as required from time to time.
  • Generate Daily, Weekly, and Monthly Safety Reports for the Project Management Team and client use.
  • Establish safety protocols and ensure compliance with authority guidelines in a timely manner.

    inspections and prerequisite checks (e.g., steel reinforcement, batching plant
    inspections, slump tests).
  • Issue materials receiving reports for delivered materials.
  • Interface with other package managers or QA/QC officers to ensure alignment of scope and contractor work.
  • Oversee concreting works, including inspections of rebars, formworks, slump
    tests, and preparation of cubes for compressive testing, in the presence of the Engineer or Consultant.

  • Review and QA/QC contractors’ deliverables for Electrical and ELV (Extra Low Voltage) systems.
  • Manage QA/QC, coordination, site management, and alignment of various contract package interfaces related to Electrical and ELV systems.
  • Witness and review materials tests, communicate with necessary parties, and perform risk analysis and mitigation for design versus actual site conditions for Electrical and ELV systems.
  • Provide risk analysis, mitigation recommendations, and monitor client directions for Electrical and ELV systems.
  • Oversee construction quality management, direct quality control, and collaborate with Electrical and ELV trades.
  • Conduct regular QA/QC site inspections, safety inspections, and any other
    inspections as necessary.
  • Prepare and maintain consistent, up-to-date reports on quality related to Electrical and ELV systems. Collaborate with the Senior Construction
  • Manager and Senior Project Manager to coordinate daily report generation and oversight.
  • Respond efficiently and effectively to QA/QC issues and other project disruptions in accordance with company-wide system procedures.
  • Facilitate testing and commissioning related to QA/QC for Electrical and ELV systems.
  • Align and collaborate on QA/QC interfacing with structural, architectural, and MPF (Mechanical, Plumbing, and Fire Protection) works from trade contractors.

Assistant Project Manager – Arch / Fit Out

  • Manage the implementation of architectural delivery as per design and specifications.
  • Assist in the preparation of tender documentation, including but not limited to demarcation plans, scope of works, vendor selection and approval, and bills of quantities review.
  • Assist in tender evaluations, preparation of technical tender reviews and
    recommendations, and tracking and monitoring procurement programs.
  • Control all stages of projects within a predetermined budget and expenditure.
  • Monitor and track project progress, assist in or assume responsibility for measuring and valuing variations in work, and agree on interim payments and
    final accounts.
  • Work in a team-based environment, ensuring coordination, communication, and rapport are maintained.
  • Regularly communicate, coordinate, and interface with other trade package managers, taking responsibility for his package in terms of program and progress.
  • Review designs and identify, update, and track potential design issues and areas for improvement through critical analysis.

Safety Officer

  • Conduct safety meetings, audits, and inspections to ensure compliance, evaluate performance, and identify corrective actions.
  • Conduct and supervise facility and site inspections, job hazard analyses, and other evaluations to identify hazards and potential risks.-
  • Oversee necessary safety protocols, including site safety orientations, toolbox meetings, and the reporting and logging of construction man-hours.
  • Ensure compliance with statutory requirements of local governing bodies
    regarding a safe working environment, waste management, and construction safety management.
  • Monitor the safety performance of all contractors, ensuring all work adheres to safety requirements.
  • Oversee the delivery and use of materials, tools, and equipment, as well as worker productivity and safety in construction.
  • Prevent hazards and maintain safety practices for all personnel on the job site and neighboring areas.
  • Monitor construction site activities, organize them into logical steps, and budget the time required to meet established deadlines.
  • Manage mobilization for efficiency, including the proper layout of staging areas, trailers, and related logistics.
  • Attend pre-construction and construction meetings.
