  • Procurement and Package Acquisition Support:
    • Participate in the pre-qualification, bid evaluation, and selection of the Mechanical, Plumbing and Sanitary, and Fire Protection trade contractor(s).
    • Assist in the preparation and review of the Scope of Work (SOW), bid clarifications, and tender evaluation reports.
    • Ensure that submitted proposals are technically compliant with project specifications, brand standards, and design intent.
    • Provide technical inputs on provisional sums, exclusions, proposed alternatives, and value engineering options.
    • Support clarification meetings, negotiations, and post-bid workshops, aligning technical capabilities with project needs.
    • Coordinate with Client and the Support Teams during contract finalization, ensuring deliverables, responsibilities, and integration requirements are clearly captured.
    • Facilitate proper onboarding of the awarded contractor, including handover of technical documents, project expectations, and construction protocols.
  • Design Coordination and Compliance:
    • Review drawings, specifications, and design directives related to Mechanical, Plumbing and Sanitary, and Fire Protection systems.
    • Ensure alignment of Mechanical, Plumbing and Sanitary, and Fire Protection systems with architectural, structural, and MEPF works.
    • Attend design coordination meetings and initiate RFIs to resolve clashes or unclear provisions.
    • Validate that contractor’s submittals reflect approved design requirements and applicable codes.
  • Construction Monitoring and Site Implementation:
    • Oversee the contractor’s on-site activities for Mechanical, Plumbing and Sanitary, and Fire Protection systems (e.g., power, lighting, CCTV, FDAS, BMS, structured cabling, access control).
    • Monitor installation progress against the approved baseline schedule and flag delays or critical issues.
    • Validate actual installed quantities in support of progress billings and variation claims.
    • Ensure site execution complies with approved method statements, drawings, and quality standards
  • Testing, Commissioning, and Turnover:
    • Monitor and witness testing and commissioning works for Mechanical, Plumbing and Sanitary, and Fire Protection systems.
    • Coordinate with specialists and third-party agencies as required for performance validation.
    • Review as-built documents, test results, and O&M manuals for completeness and compliance.
    • Ensure successful handover of all systems, fully commissioned and accepted.
  • Cost and Commercial Management:
    • Review and verify progress billings, ensuring that claimed works are aligned with actual progress and approved quantities.
    • Assess and validate variation orders (VOs) and contractor claims in coordination with the Quantity Surveyor and Cost Consultant.
    • Monitor cost implications arising from design changes, coordination issues, and Client-directed instructions.
    • Support value engineering reviews, cost-risk analysis, and recommend commercial adjustments where appropriate.
    • Maintain a detailed commercial log, tracking changes against the contract sum and reporting cost impacts proactively.
  • Documentation, Reporting, and Client Interface:
    • Maintain an updated package tracker, RFI log, and submittal register.
    • Contribute to weekly and monthly progress reports, highlighting accomplishments, issues, and decisions needed.
    • Act as the single point of contact for all Mechanical, Plumbing and Sanitary, and Fire Protection-related technical matters with the Client and Design Consultants.
  • Contract Management:
    • Ensure contractor compliance with contractual obligations, including scope, timeline, quality standards, and documentation requirements.
    • Maintain a clear record of all formal communications, site instructions, technical decisions, and approvals.
    • Raise and track Early Warning Notices (EWN) or equivalent for potential issues affecting the contract.
    • Assist in managing contract close-out, final account reconciliation, and documentation handover.
  • Quality and Safety Management:
    • Ensure the contractor’s compliance with project quality standards, specifications, and approved inspection and test plans (ITPs).
    • Participate in quality inspections, walkdowns, and punch list activities.
    • Coordinate with the Quality Team in tracking NCRs, corrective actions, and closeout.
    • Promote and monitor adherence to site safety protocols and electrical safety standards.
    • Support safety audits and toolbox meetings, and raise observations or violations as needed.
