FFE Designer

  • Responsible for managing, maintaining, and organizing the Interior Design Library.
  • Perform research, especially on the latest furniture, materials, and accessories trends and collections;
  • Assists the team with the selection, coordination and documentation of FF&E Schedules, Sample Material Boards and other necessary documents.
  • Be able to establish a network of vendors, suppliers and special service providers.
  • Create and maintain an accredited vendors list in alignment with the procurement team.
  • Works closely with the design team, quantity surveying team, and procurement team on FFE requirements.
  • Prepares material and furniture proposals for all Design & Build projects.
  • Supports team in preparing conceptual design schemes.
  • Helps in preparing architectural and/or interior design plans particular to office fit out, from schematic design, renders, up to construction plans/ vetting plans, shop drawings and detailed drawings.
  • Assists in prepares drawing specifications.
  • Selects furniture, materials, décor and finishes while keeping budget.
  • Assists in preparation of documents for quantity take-offs.
  • Work within timely schedules.
  • Prepare and participate in client presentations.

APM / PM MPFS

  • Safety and Compliance
    • Site safety oversight where necessary and collaboration with the safety management team
    • Ensure workforce safety and compliance with environmental and health standards
    • Review contractor safety policies and address any issues proactively
  • Design Management
    • Collaborate with design teams early to ensure design completeness, scope clarity, and buildability
    • Maintain and review marked-up plans and documentation to manage updates and scope gaps
    • Design and Construction Coordination meeting attendance and coordination with the design consultants in seeking approvals or clarifications for works to proceed, where needed
    • Maintain and monitor Design Issues Tracker, Design Changes and Design Compliances (statutory obligations review, LGU Compliances, etc.) for the package
  • Progress and Quality Control
    • Monitor project progress against schedules, critical paths, and milestones
    • Implement progressive checks to maintain quality standards, address non-compliance, and prevent repeated QA issues
    • Assist in Monitoring progress and make adjustments as needed by the Project Lead. Update and Track project forms/ monitoring (Entering data, maintaining databases, and keeping records)
    • Manage, organize and coordinate the package contractor/s to execute their work in accordance with program, design documents, specifications and contract payments
  • Cost and Procurement Management
    • Overall Tracking of Tender Event Schedule, Scope of Works review and recommendation, and Technical Tender Review
    • Ensure Design Compliance on all related scope for the contract package
    • Coordination with Client and QS regarding the compliance on the tender event schedule for the award of the specific package
    • Track and manage changes to the package, monitor contractor claims, and assist in budget recovery efforts
    • Oversee procurement schedules, approvals, and long-lead item tracking to ensure timely deliveries.
  • On-Site Presence
    • Conduct periodic and daily and site visits to inspect conditions, track progress, and address emerging issues
    • Regular site visits including, but not limited to, Client site inspections, offsite inspections, QA/QC inspections, safety inspections and any other inspections where deem necessary
  • Documentation, Reporting and Communication
    • Assist the Project Lead in attaining the T1’s project scope and objectives.
    • Maintain trackers for submissions, RFIs, inspections, and changes
    • Manage documentation through electronic systems or manual controls where necessary
    • Prepare meeting agendas and minutes, ensuring all action points are addressed.
    • Follow up, remind, notice and provide updates to stakeholders, vendors or suppliers with their assigned tasks and communicating expected deliverables as instructed by the Project Lead to reach the objectives in an effective and efficient manner
    • Use standardized tools and templates for tracking progress, procurement, and quality metrics to align with project KPIs
    • Reporting to Project Lead and performing administrative duties (like typing, formatting, and editing reports, documents, and presentations) as needed
    • Coordination, oversight and management of construction progress, site management, alignment of various contract package interface to Mechanical, Plumbing and Fire Protection Works
    • Collaborate interfacing between other trades like structural, architectural and electrical works from the trade contractors
    • Monitoring contractors daily, weekly and monthly reports and deliverable
    • Scheduling appointments, maintaining an events calendar, and sending reminders
    • Assistance in managing internal and external correspondence on behalf of the Project Lead
    • Observing best business practices and etiquette
    • Any works or duties related to construction management that may be deemed required
  • Risk Identification and Mitigation
    • Identify potential risks related to safety, design, scheduling, cost, and quality
    • Develop and implement risk mitigation strategies in collaboration with the project team
    • Maintain a risk register and update it regularly with identified risks, their status, and mitigation measures
    • Communicate risk updates to stakeholders during progress meetings and ensure proactive measures are taken to avoid delays or cost overruns
    • Ensure contingency plans are in place for high-impact risks and monitor their effectiveness
  • Handover and Commissioning
    • Coordinate witness testing, commissioning documentation, and defect resolution for smooth project handover between project stakeholders
    • Compile as-built documentation and oversee defect walkthroughs to achieve zero defects at practical completion

APM Electrical

  • Responsible for updating and coordinating all project stakeholders regarding; Project Progress/ Schedule/ Design/ Technical & Commercial Concern/ Safety and Project Site Issues referring to MEPF and Auxiliary works
  • Responsible for reviewing, evaluating and coordinating project requirements such as but not limited to;
    • Client Requirements, Project Schedule, Technical Design Provision, Commercial Assessment, Contractor Capability, Tender Execution & Technical Assessment, Evaluation of Long Lead Equipment, Site Progress, Site Issues/ Concerns, Change Orders, Progress Billing, Safety and Quality of Works, Project Documentations, M&E Testing and Commissioning, System Start-up, Occupancy Permit, Project Punch listing and Close-out Documentation and Project Handover referring to MEPF and Auxiliary Works
  • Responsible to carry out review of MEPFs & ELV Plans and check if the design is in compliance with the standard and local code
  • Responsible for reviewing and ensuring project alignment for Technical Submittals such as but not limited to; Material Tech-Sub, Shop drawings, Contractor Schedule, Manpower and Equipment Loading, Installation and Testing Methodologies, Progress Billings, Change Orders, Testing and Commissioning Sequence and Procedures and Test Forms and Test-Results
  • Responsible to identify client’s Electrical requirements and conduct study and evaluation including its technical and commercial considerations
  • Responsible for carrying out day to day operation/activities and project coordination all project progress and concerns as well as reporting and filing construction documents as well as site execution monitoring and patronizing safety in work on a daily basis
  • Assist and prepare all necessary documents for Tendering Contract Packages and evaluating vendors/contractors and provide technical evaluation and recommendations
  • Assist all vendor technical and commercial inquiry and clarifications and address the open issues and concerns
  • Must be able to understand, review and evaluate technical submittals such as; Material Submittals, Shop Drawings, Installation and Testing Methodology, Inspection Test Plan, Testing and Commissioning Procedures, Progress Billing, Commercial Variations, Project Close-out, LGU/PEZA requirements
  • Collates and prepares Project Weekly Accomplishment Reports, Updates Construction Documents Tracking Registers and Identify Project Risk Analysis

Tech Assistant

  • Documentation and Technical Assistant Works
    • Manage the flow of project documents, including creation, distribution, tracking, and archiving.
    • Conform to, and maintain the approved Document Control Procedures and processes to ensure compliance with project requirements and industry standards
    • Coordinate with project managers, engineers, contractors, and other stakeholders to collect, review, and update project documentation
    • Maintain document databases, repositories, and filing systems to ensure easy retrieval and accessibility of project information
    • Monitor document flows and status, including creation, review, revision, approval, distribution, and storage, ensuring all project documents are correctly named, numbered, and filed according to established standards
    • Conduct regular checking of document control processes to identify areas for improvement and implement best practices. Assist in preparing documentation for external/internal audits, inspections, and project reviews
    • Utilize document management software and systems to track, manage, and retrieve project documents.
    • Verify document revisions, versions, and approvals to maintain document integrity and traceability.

    • Assist in the preparation and review of the Scope of Work (SOW), bid clarifications, and tender evaluation reports.
    • Ensure that submitted proposals are technically compliant with project specifications, brand standards, and design intent.
    • Provide technical inputs on provisional sums, exclusions, proposed alternatives, and value engineering options.
    • Support clarification meetings, negotiations, and post-bid workshops, aligning technical capabilities with project needs. ERF
    • Coordinate with Client and the Support Teams during contract finalization, ensuring deliverables, responsibilities, and integration requirements are clearly captured.
    • Facilitate proper onboarding of the awarded contractor, including handover of technical documents, project expectations, and construction protocols.
  • Design Coordination and Compliance:
    • Review drawings, specifications, and design directives related to Mechanical, Plumbing and Sanitary, and Fire Protection systems.
    • Ensure alignment of Mechanical, Plumbing and Sanitary, and Fire Protection systems with architectural, structural, and other trades.
    • Attend design coordination meetings and initiate RFIs to resolve clashes or unclear provisions.
    • Validate that contractor’s submittals reflect approved design requirements and applicable codes.
  • Construction Monitoring and Site Implementation:
    • Oversee the contractor’s on-site activities for Mechanical, Plumbing and Sanitary, and Fire Protection systems (e.g., power, lighting, CCTV, FDAS, BMS, structured cabling, access control).
    • Monitor installation progress against the approved baseline schedule and flag delays or critical issues.
    • Validate actual installed quantities in support of progress billings and variation claims.
    • Ensure site execution complies with approved method statements, drawings, and quality standards.
  • Testing, Commissioning, and Turnover:
    • Monitor and witness testing and commissioning works for Mechanical, Plumbing and Sanitary, and Fire Protection systems.
    • Coordinate with specialists and third-party agencies as required for performance validation.
    • Review as-built documents, test results, and O&M manuals for completeness and compliance.
    • Ensure successful handover of all systems, fully commissioned and accepted.
  • Cost and Commercial Management:
    • Review and verify progress billings, ensuring that claimed works are aligned with actual progress and approved quantities.
    • Assess and validate variation orders (VOs) and contractor claims in coordination with the Quantity Surveyor and Cost Consultant.

Construction Manager

  • Review and project in-depth analysis of programme deliverables and contractors deliverable for CSA works (softscape, hardscape, infrastructure, architectural, and civil/structural works)
  • Coordination, oversight and management of construction progress, site management, alignment of various contract package interface to MEPF, ELV, Landscape, Architectural, Specialty, and all other trade packages
  • Procurement and Commercial Management where necessary, engagement in selection and tendering procedures for Infrastructure & CSA works and compliance to procurement strategies established by the PM and Client side including OSM quality check and review.
  • Oversee the construction, progress, and quality of roadwork projects.
  • Analyze survey reports, maps, drawings, blueprints, photographic reports, and other geotechnical, topographical or geologic data to plan projects.
  • Materials tests witness and review, facilitating design coordination and communication with the necessary parties, risk analysis and mitigation brought by Design vs actual site condition for all CSA works (hardscape, infrastructure and civil/structural works)
  • Risk analysis, delays, construction issues, and mitigation recommendation, programme tracking, and Client directions monitoring for all Infrastructure & CSA works
  • Facilitate and/or lead in weekly coordination meeting with the package contractors and other stakeholders, alignment and review of critical conflicts or issues that needs to be resolved.
  • Construction oversight on quality management, direct quality control, organization, project timeline / duration, and collaboration with the contractors’ Construction Managers and other stakeholders
  • Regular daily site visits including, but not limited to, Client site inspections, offsite inspections, QA/QC inspections, safety inspections and any other inspections where deem necessary
  • Ensure compliance with DPWH standards, project specifications, and contractual requirements.
  • Prepare and maintain consistent up-to-date report on construction progress, quality and safety. In collaboration with the Sr. Construction Manager and Sr. Project Manager, conduct a daily coordination with the team in delegating reports generation and oversight.
  • Respond efficiently and effectively to work delays, emergencies, and other project disruptions in accordance to the T1 (company-wide) system procedures
  • Manage, organize and coordinate the package contractor/s to execute their work in accordance with program, design documents, specifications and contract payments
  • Coordinate testing, commissioning and handover as well as interface between contract package contractors, suppliers and/or vendors
  • Ensure utilization and full implementation of PM-CM System – including risk assessment and method statements analysis, review/confirmation to concrete pouring requests, inspection work requests, permits, job hazard analysis, etc. and other pertinent pre-requisite construction documentations prior to work execution
